AUGUST 2025 MARKET SUMMARY

The Savannah MSA commercial market continues to show signs of mixed sentiment. Compared to July 2025, the number of commercial property transactions stayed constant at 18 transactions in August, but the sales volume increased 2.5x to $148.4M thanks to a pair of large multifamily deals. This falls in line with our expectation that high quality, low risk assets will continue to perform, but deals will take longer and riskier assets may sit until a clearer macroeconomic trend unfolds. 

Established multi-family properties accounted for the two largest transactions this month. The 256-unit Adara Godley Station sold to Fairfield Residential for $58.2M and the 156-unit Grove at Ardsley Park sold to Lat Purser & Associates for $36.27M. Rounding out the top three, nonprofit MANA Nutrition purchased an unfinished spec warehouse at 5158 Old Louisville Rd for $12.25M.
