AUGUST 2026 : SALES REPORT

As temperatures rose in August, Savannah’s commercial real estate market slowed, recording just 21 transactions. Last month, strong industrial and land sales bolstered otherwise lackluster market performance. The total sales volume in the region was $134.1M, less than the single biggest sale in July, which came in at $158M. Overall, sales volume was down 64% month-over-month. 

Industrial continued to float the market, accounting for nearly 70% of sales volume in August. The largest recorded sale of the month was the 660,000 square foot industrial building at 309 Little Hearst Parkway, which Link Logistics Real Estate sold to NorthPoint Development for $72M. Another large distribution building at 150 Portside Court also sold as part of a 48-property national portfolio acquisition. The details and sales prices of that deal between seller EQT Real Estate and buyer LBA Realty have yet to be disclosed, and so are not included in our monthly sales volume total.

In August, industrial sales extended beyond the region’s bread-and-butter distribution facility transactions. SCAD continued its buying spree by picking up another property on Louisville Road adjacent to their film studio campus. The university spent $7.275M on the Estes Express Lines property at 1123 Louisville Road. 

In Pooler, the former Citi Trends headquarters at 104 Coleman Boulevard changed hands less than a year after its first sale. A private investment firm linked to commercial truck dealer Peterbilt sold the building to the Georgia Department of Corrections for $12.6M, $600,000 more than it bought the property for in July 2025. The site is thought to become home to the new prison transitional center, replacing the closed facility at 309 Stiles Avenue. 

On the land front, residential developers continue to buy up parcels in western Chatham County. Stanley Martin, a Reston, Virginia-based homebuilder, just entered the Savannah market this year, but has been actively assembling large tracts for master planned communities in the region. In August, they acquired 676 acres at 340 Bush Road for $25.22M, buying the land from North Point Industrial for about $51,074/acre. 

Just two and a half miles away from the Bush Road site, Mungo Homes bought 26.63 acres at 867 Little Neck Road from a private investor for $2.57M, or about $96,499/acre. The site has an approved water and sewer agreement with the City of Savannah for Hopeton Landing West, a planned community of 275 single-family homes. The purchased land is adjacent to the first phase of the project, called The Grove at Hopeton Landing, which is currently under construction and plans to deliver 79 single family homes.
