SEPTEMBER 2025 MARKET SUMMARY
Multifamily property transactions continued to drive sales volume in the Savannah MSA during September. Secondary sales of established multifamily properties are performing above average nationwide, and that trend extends to our region. This month’s multifamily sales included The Spoke Savannah, a 106-unit property, sold for $14.75M; Oaks at Victory, a 150-unit property, sold for $23M; and Riverchase Vista, a 300-unity property, sold for $71.5M.
Overall, the number of commercial real estate transactions came in at 17 transactions, on par with the previous two months. September’s sales volume was up over 50% from August to reach $230.8M. This increase was mostly driven by a single industrial sale in Ellabell. The 549k square-foot, fully-leased “I-16 Logistics Center,” located just a mile north of the Hyundai Metaplant, was developed on speculation by Dayton Street Partners and sold to MetLife Investment Management for $72M.
